Termite Inspections in Perth: Know What's Happening Inside Your Walls

Termites work quietly and out of sight. A thorough inspection tells you whether they're active, where your property is vulnerable and what to do next.

Most termite damage is found too late

Termites eat timber from the inside out, leaving a thin outer layer that looks perfectly normal. By the time you notice a door that sticks, a skirting board that sounds hollow or paint that bubbles, they may have been feeding for months.

That's why an inspection matters even when everything looks fine. It's the best way to find activity early, while repair costs and treatment options are still on your side.

What we check

A termite inspection covers the accessible areas of your property, inside and out. We look for live termites, damage, mud leads and the conditions that make your home attractive to them.

Interior rooms, skirting boards, door and window frames

Roof void, where access is safe

Subfloor areas in raised timber homes

External walls, weep holes and slab edges

Garden beds, paving and soil against the house

Fences, retaining walls, sheds, decks and trees

Moisture sources like leaking taps, downpipes and air conditioner drains

Tools that see what eyes can't

Alongside a careful visual inspection, we use tools that help detect hidden activity without damaging your home. Moisture meters can show damp areas in walls where termites may be working. Thermal imaging cameras can highlight unusual temperature patterns, and sounding tools help identify hollow timber.

These tools don't replace experience, but they help us check more thoroughly and explain what we've found with confidence.

Pre-purchase timber pest inspections

Buying a home in Perth is a big commitment. A timber pest inspection before you sign gives you a clear picture of any termite activity, past damage and risk factors at the property.

If we find a problem, you'll have the information you need to negotiate, ask for repairs or decide whether the property is right for you. We can work around tight settlement timeframes, so get in touch as early as possible.

Annual inspections: cheap insurance

Most home insurance policies don't cover termite damage. An annual inspection is a small cost compared with the repairs termites can cause. It also keeps any termite management system you already have under review, so you know it's still doing its job.

Some homes need more frequent checks, especially those near bushland, with past termite activity or with timber close to the ground. We'll recommend a schedule that suits your property.

Your inspection report

After the inspection, you'll receive a clear written report. It explains what we found, where we found it, the risk factors at your property and our recommendations. Where possible, we include photos.

We'll also talk you through it, so you understand what matters most and what can wait. Ask as many questions as you like.

Found termites? Don't disturb them

If you spot termites or mud leads before we arrive, leave them alone. Breaking open damaged timber or spraying a household insecticide can cause termites to move elsewhere in the house, making them harder to find and treat effectively.

Take a photo, note the location and call us on 08 6245 3186. We'll book you in as soon as we can.

Signs worth booking an inspection for

Mud tubes or mud leads on walls, piers, slab edges or fences

Skirting boards or door frames that sound hollow when tapped

Doors and windows that suddenly stick

Bubbling or cracked paint, or timber that feels soft

Swarms of winged termites inside, especially on a warm, humid evening

Small piles of discarded wings near windows and doors

Any one of these is a good reason to book an inspection rather than wait for the next routine check.

FAQs

Frequently asked questions

How long does a termite inspection take?

It depends on the size, age and layout of the property. Most homes take a couple of hours. Larger homes, properties with many outbuildings or difficult access may take longer.

How often should I have a termite inspection in Perth?

Australian Standards recommend inspections at least every 12 months, and more often in high-risk areas. We'll suggest a schedule based on your property.

What happens if you find termites?

We'll show you where they are, explain how far the activity seems to extend and talk you through treatment options. We won't disturb the termites unnecessarily, as that can make treatment harder.

Do you provide a written report?

Yes. You'll receive a written report with findings, risk factors, recommendations and photos where possible.

Can you inspect a home I'm buying?

Yes. We carry out pre-purchase timber pest inspections. Book early in your cooling-off period so you have time to act on the findings.

Do I need to prepare anything?

Please make sure we can access the roof manhole, subfloor (if any), garage, sheds and the outside of the house. Moving stored items away from walls helps us inspect more thoroughly.

Can termites be in a newer home?

Yes. Newer homes usually have a termite management system installed during construction, but these can be bridged by garden beds, paving or renovations, and some systems need ongoing maintenance.

Is a termite inspection the same as a building inspection?

No. A building inspection looks at structural and general condition. A timber pest inspection focuses on termites, borers and wood decay. Many buyers book both.
